The roof is 18–25 years old
That is the usual life of an asphalt shingle roof. It is often shorter in hot or stormy areas.

Granules in the gutters
Shingles shed their granules as they wear out. Look for dark grit at the downspouts.

Curled, cracked or missing shingles
Damaged shingles let water get under the roof.

Stains or leaks inside
Ceiling stains or damp wood in the attic. The leak is often some distance from the stain.

A recent hail or wind storm
Storm damage is hard to see from the ground. Your insurance policy may set a deadline for reporting it.

What fails
Hail cracks shingles and knocks off granules. A damaged roof can take a season or two to start leaking.

Dents in gutters, downspouts and roof vents. Granules piled at the downspouts after a storm.

Hurricanes and high wind
What fails
Wind lifts shingle edges and breaks the seal that holds them down. Ridge caps and flashing often go first.
What to look for
Missing or creased shingles, shingles in the yard, and ceiling stains after wind-driven rain.

How the edges, ridge and deck are fastened, flashing at walls and chimneys, and water under lifted shingles.
Snow load and ice dams
What fails
Snow melts over a warm attic and refreezes at the eaves. Water backs up behind the ice and runs under the shingles.
What to look for
Heavy icicles and ice ridges at the eaves, stains on walls below the roof edge, and a sagging roofline.

Ice and water barrier at the eaves, attic insulation and ventilation, gutters and fascia, and sag in the deck.
Moss and long wet seasons
What fails
Moss holds water against the shingles for months. It lifts shingle edges, and the trapped water rots the decking.
What to look for
Moss on shaded and north-facing slopes, dark streaks, and gutters full of debris.

Shingles and decking under the moss, rot at the valleys and eaves, and attic ventilation.
Heat and UV
What fails
Strong sun dries out asphalt shingles, so they crack, curl and lose granules sooner. Under tile, the underlayment can wear out while the tiles look fine.
What to look for
Cracked or curled shingles, bare patches on the sunniest slopes, and cracked or slipped tiles.

Shingles on the south and west slopes, underlayment under tile, attic heat and ventilation, and sealant around vents.
